A large mooring to get access to the seawater canals
A 12,5 meter bank, on the first canal after the
harbour, where you could easily jump on your motorboat,
and join the sea (you can rent a boat if needed),
a ladder to climb from the water canal,
a 4 people cayak for bucolic or sport rides, on the
canal network (36 km accrued),
the pier is also a nice place for fishing.

The house is situated at
Empuriabrava, a kind of water paradise on Earth called "the
Mediterranean perl", also known as the "Spanish Venice".
Empuriabrava is the greatest marina in Europe with over 5000
mooring points, close to 36km of canals and two huge beaches of
golden sand. The house is served by the first canal (less than 10
minutes from the sea by boat) and is only 500m away from beaches
(5 minutes walk).
The site benefits of a true micro-climate
with important sunshine and an exceptional sky clearness,
due to Pyrenean altitude winds which litteraly clean up the
clouds.
What's more, Ampuriabrava,
downwind of sea storms within the Gulf of Rosas, is barely 4 miles
from the spectacular sites of the Cap de CreusNatural
Reserve, one of the most beautiful protected coastal
regions of the Costa Brava and Spain. It is
forming a very broken coastline with its high cliffs, wind-beaten
islands and eroded rock reefs, beautiful panorama, hidden coves
with transparent water that can only be accessed by sea.
At the south of the Gulf of Rosas,
there are also the MedasIslands,
considered to be a place of extraordinary biological and
ecological value because of the large variety of species and
surroundings that are of scientific interest. Sea beds are
strictly preserved, a true paradise for divers swimming
amongst groupers and other fishes.
Empuriabrava (or Ampuriabrava) is
both a quiet and dynamic seaside city. Activities are plentiful: many
sea sports, a famous sky diving center, kite surfing spots, aquatic park Aquabrava, bowling, golf,
mini-golfs, horse riding, karting, tennis, restaurants, lively
places and nightclubs. Roses is only a short drive away
with its small typical alleys full of lively restaurants
at night. Though, Empuriabrava is still a magic place where you
can really take your time and enjoy your holidays, without the
stress of overcrowded tourist cities, without the traffic jams to
get to the sea and with no known parking difficulties...
Places of cultural interest are
also numerous. We would particularly advice you to visit the museum of Salvador Dali in
Figueres; theSan Pere de RodesMonastery,
a stunning eagle nest with a breathtaking view on the Pyrenees and
the sea; Cadaqués, charming fisherman's
village inspiring Dali and other famous painters; theEmpuries Ruins, landing point
of the Greek civilisation when they arrived on the Iberian
Peninsula more than 2,500 years ago (this is also a nice
opportunity to walk along the seashore for
one mile), or also medieval towns of Castello d'Empuriés and
Peralada. Finally Empuriabrava
is surrounded by two natural reserves
(Aiguamolls),
i.e. 4,000 hectares of wetland, to be visited by feet or bike
in order to discover very uniques flora and fauna. This spot is in
particular a vast sanctuary for various migratory birds (330
species) such as storks who nest there during the course of the
seasons. Winter itself has its own appeal, with the sun being
always present and ski resorts in little more
than one hour drive, including Vallter 2000, La Molina and Masella.
Gerona
Airport (Girona) (GRO) is only at 60km. It is well served
several times per day by low cost airlines (Ryanair and Transavia) from
several destinations in Europe. Bus transfer is provided from
Gerona Airport 3 times a day. Taxi and rental vehicules are also
available.
The villa consists of two independant
floors to facilitate accommodation of two families
or simply isolate parents and children in a single family for
the sake of all.

holiday villas during the last decades, and yours was
simply the best. It started with the detailed guest
book, which you forwarded in advance. Then the house
and the outdoor facilities were perfectly clean
and ready to move in. We found all technical devices
in good order, even a pressure washer for cleaning the
boat was available."

villa. Everything was in good order, all devices worked
perfectly. We enjoyed sitting on the terrace downstairs
as well as in the patio upstairs. For breakfast we used
the kitchen upstairs, although we didn’t cook any meals

comfortable to have a boat parked at the house and it
took 10 minutes only to get to the open sea. On the
other hand, it takes only 3 minutes to the airport by

The house
renting is directly handled by the landowner; it
is not subject to any single agency or
intermediary fees. Pricelist on the
website is subject to modification without notice,
although prices are firm and definitive as long as
they are on the rental contract.
After checking the
period availability in the above schedule (always
maintained up to date), your booking request
should be transmitted by e-mail, with mention of
the following information:
Fullname of the person
responsible for the rent, who will sign the
lease,
mail address,
e-mail address to be used,
cellphone number,
total number of inoccupants
(adults, children, babies),
wished period dates (from
saturday to saturday, except on exception, with
a minimum of 5 consecutive days and only in low
season),
presence of animals, boats and
other piece of information asked or communicated
to the landowner.
This
request is to be confirmed by e-mail by the
landowner within a day, along with the rental
contract project (in French only). The requester should then print,
sign, scan and send it back preferably by e-mail
(else by fax). When the landowner receives the
signed lease, the requester benefits from a
3-day option, period for which the landowner
would not accept any other reservation for the
same dates and the requester should make a down-payment of 30% of
rental fees by bank transfer as
stated in the contract.
The booking
is considered definitive when the contract is
signed and the down payment made. In the event
the transfer is not received within 5 days, the
contract is considered cancelled and the
reserved period is set back free to the
landowner.
We advice
requesters to act with great reactivity at the
moment of sending request, contract and down
payment. It is usual that an available period is
subject to several simultaneous requests, the
landowner being commited to respect a first in
first served order.
It is offered to
the tenant an optional canceling insurance
contract, for an amount of 4% of rental fees, to
be purchased within 10 days after the lease is
signed. This contract is not managed by the
landowner but directly by an Insurance Company. If
subscribed, a copy of the insurance statement is
to be communicated to the landowner.
The tenant receives
then a guest book which describes the house
hardware equipment, and suggests activities or
main sites to visit in the region.
A 1,000€ deposit is
required from the tenant. Also are required
concierge & cleaning fees including pool
maintenance (235€) and, if needed, repairment or
replacement expenses for missing or damaged
equipment on the exiting inventory. Electricity is
to be added on the forfait basis of 15€ per day,
from April 1st to October 31st, 20€ per day from
November 1st to March 31st.
The final
settlement (rest of rental fees, additional
expenses and deposit) is due no later than one
month before the begining of the stay.
In the case of late reservations, booked less than
29 days before the beginning of the stay, the
invoice is due completely on the day of the
reservation. The confirmation of the contract is
therefore subject to the full payment reception.
In the instance of no payment of the remaining
amount or of the full amount in case of late
reservations, the landowner shall consider himself
as discharged of any commitment and will not have
to reimburse any paid amount. The landowner is not
commited to fullfilling any special requests
unless he has explicitly confirmed his acceptation
in writting.
The coordinates of
our concierge, in charge of welcoming the tenant
are to be sent after full payment. The tenant
needs to make a direct appointment with him for
his arrival.
At the begining of
the stay, an entering inventory is set and signed
by both the tenant and the concierge. When
leaving, keys are restituted and the inventory is
controled. If no significant damage or loss is
stated, the deposit is reimbursed completely to
the tenant, within a month delay. For this
transfer, the tenant should communicate his bank
details, displaying Bank name, IBAN and SWIFT/BIC
numbers.
